			<content:encoded><![CDATA[<p>Reading credit reports can be very confusing. A credit report is divided into four sections: Identifying information, credit history, public records and inquiries.</p>
<p>Identifying information: Well, just that—information to identify you. Here&#8217;s where you will find your name, social security number, address, date of birth, drivers license number, employer and even your spouses name. Study it close and make sure that it&#8217;s accurate.</p>
<p>The next section is your credit history. Here&#8217;s where you will find the meat of the report. Your mortgage, car, credit cards, student loans, charge offs, collections and on time or late payment history. Each account entry will include the name of the creditor along with the scrambled account number for security purposes. The entry will also include:</p>
<p>The type of account. Installment loans such as mortgages and auto loans or revolving accounts like credit cards and department store cards.</p>
<p>Date reported. This is the last date that this creditor reported activity.</p>
<p>Date you opened the account.</p>
<p>The credit limit or total amount of the loan along with highest balance.</p>
<p>How much you still owe.</p>
<p>Whether or not the payments are fixed or there&#8217;s a minimum monthly amount.</p>
<p>Status of the account, open, closed or paid.</p>
<p>Payment history&#8211;on time or number of times past 30 days.</p>
<p>Whether the account is in your name alone or with another person.</p>
<p>Public records section is where you&#8217;ll find bankruptcies, judgments and tax liens. These three bad boys are the worst of the worst.</p>
<p>Finally there&#8217;s the inquiries section. Here you can see who&#8217;s pulled your credit report. These are divided into two categories. Hard inquiries are those that were initiated by you filling out a credit application. Soft inquiries are a result of current creditors pulling your report to either send promotional offers or to simply monitor your account. The biggest rumor here is that a large number of inquiries can lower your credit score. More than likely you have nothing to worry about. The credit scoring system allows you to shop for loans within a certain time period. For example, two hard inquiries within the same two week period are only counted as one.</p>
<p>After looking at thousands of credit reports and credit scores over the past decade as a mortgage professional its second nature for me to scan a credit report and see it all. For the consumer that&#8217;s looking for the first time, it can be very frustrating. I hope this article helps you understand your credit report better.</p>

But if you see an address in a completely different state that you never have lived at, then you might have been a victim of identity theft.</p>
<p>Start with disputing that information with the credit bureau. Don’t give up until the information is either removed or corrected. False information such as inaccurate addresses and such open you up for becoming a victim of identity theft. In fact, you may have already become a victim.</p>
<p>You might find out that there are accounts listed that you don’t remember having. First, dispute these accounts letting them know that these accounts are not your accounts. Ask them to provide you with proof on opening the account. Then you determine if those accounts were accounts that you forgot about. But if they are not your accounts, then you may need to file identity theft paperwork. You may be required to contact the police department and file a police report.</p>

<p>Credit bureaus compile and sell your credit information to<br />
businesses, which use it to evaluate your credit applications.<br />
Therefore, it is important that your credit report contain<br />
complete and accurate information.</p>
<p>Under the Fair Credit Reporting Act, you have the rights to<br />
dispute the completeness and accuracy of information in your<br />
credit files.</p>
<p>If you find information in your credit record that you believe<br />
is inaccurate, what you need to do is to complete the special<br />
investigation request form that comes with your credit report.<br />
Follow the form&#8217;s instructions to fill out all of necessary<br />
information.</p>
<p>You may also want to attach a letter to your completed form,<br />
dated and signed by you, and along with copies of any<br />
documentation you have that helps prove the error in your credit<br />
report.</p>
<p>The documentation might include copies of canceled checks, sales<br />
receipts, account statements, or previous correspondence between<br />
you and the creditor involved.</p>
<p>Attaching a letter to the investigation request form is always a<br />
good idea if you don&#8217;t think that the credit bureau&#8217;s<br />
investigation form gives you enough space to explain why you<br />
think there is error in your report.</p>
<p>Keep a copy of your completed investigation request form,<br />
letter, and backup documentation. They provide you with the<br />
records of what you said and when you said it. Also, the date on<br />
letter will let you know when you should have heard back from<br />
the credit bureaus.</p>
<p>Once you have completed the investigation request form, mail it,<br />
along with your letter, and copies of any documentation. Send it<br />
by certified mail with a request for a return receipt. When you<br />
get the signed receipt back, file it with the rest of your<br />
credit record information.</p>
<p>When a credit bureau receives a dispute, it must investigate and<br />
record the current status of the disputed items within a<br />
&#8220;reasonable period of time,&#8221; &#8212; between 30 and 45 days, unless<br />
it believes the dispute is &#8220;frivolous or irrelevant.&#8221;</p>
<p>If the credit bureau cannot verify a disputed item, it must<br />
delete it. </p>
<p>If your report contains erroneous information, the credit bureau<br />
must correct it. </p>
<p>If an item is incomplete, the credit bureau must complete it. </p>
<p>If a investigation does not resolve your dispute, the Fair<br />
Credit Reporting Act permits you to file a statement of up to<br />
100 words to explain your side of the story.</p>
<p>The credit bureau must include this explanation in your credit<br />
report each time it sends it out. Credit bureau employees often<br />
are available to help you word your statement.</p>
<p>Be aware, however, that when negative information in your report<br />
is accurate, only the passage of time can assure its removal.</p>
<p>Credit bureaus are permitted by law to report bankruptcies for<br />
10 years and other negative information for 7 years.</p>
<p>Also, any negative information may be reported indefinitely for<br />
use in the evaluation of your application for:</p>
<p>- $50,000 or more in credit;</p>
<p>- a life insurance policy with a face amount of $50,000 or more;</p>
<p>- consideration for a job paying $20,000 or more.</p>

Sometimes even this is not enough by itself, so some extra preventative measures have to be employed. </p>

<p align="justify">Consumers can help themselves by getting rid of charge offs from their report. These are caused by the tendency to overspend at times. When combined with late payments, this can drastically reduce a credit rating. With better financial management, a drop can be avoided altogether. And by just adhering to a few good practices, a consumer can really help his/her rating. They are not hard to accomplish if some self discipline is applied to the monthly buying patterns. </p>
<p align="justify">The first thing to do is keep track of all spending habits. By establishing a limit on the amount of cash going out, it may help to curtail unnecessary expenditures. It is also a good idea to try and stay under this limit every month. Monthly bills that are over the limit and not paid off have the largest negative effect on the account. Another good thing to remember is that paying on time is always looked upon favorably by creditors. A borrower should use any method possible to ensure that the bill is paid off on or before the due date. Those who pay on time are rewarded with a better score, while those who can&#8217;t manage this process typically suffer needlessly. Finally, if there is more than one credit card, these accounts should be merged, or some of them eliminated. This will make it easier to track what is owed. </p>
<p align="justify">It is too easy to miss one payment if there are more than 3 cards outstanding. If at all possible, borrowers should not take advantage of the minimum bailout that is offered by many of the credit card companies. This very important number is the basis for any type of credit in the marketplace; including credit card applications and new car loans. </p>

<p align="justify">A consumer can obtain his credit report from the 3 reporting bureaus (Experian, Equifax and Transunion) once per year for free. This is available by written request and should be accessed and evaluated to determine whether the best possible interest rate is being offered by banks and other lenders. There is also built in protection from identity theft which is becoming more prevalent with a weak economy. </p>
<p align="justify">There are also credit check programs available to consumers. These are designed to help obtain a copy of the credit report from any or all of the reporting organizations. Each of the major bureaus has a separate website and a toll free contact number as well. A credit report can be requested individually from each reporting company, or all at the same time. The free credit report does not include the credit score, because that is a separate paid item. However, a credit report is supplied for free when a paid credit score is purchased. It is imperative to include the correct contact information in order to receive this document in a timely fashion. Failure to do so can result in the risk of a delay in this process and possibly bad information as well. </p>
<p align="justify">It will take on average 15 days for the bureau to access a person’s data and mail a copy of the report. This is a great way for a person with a low credit score to raise his number. Once the report has arrived, it should be inspected quite thoroughly and evaluated for mistakes, with follow up to the bureau to get rid of invalid or incorrect entries that are listed. </p>
<p align="justify">Any invalid entries or line items can be removed from the record through a dispute letter. By doing this once per year, a consumer can keep his record clean and most likely raise that number a little bit as well. </p>

If you do the wrong things, you may cause negative items to remain on your credit report when you could have had them removed or re-reported in a more positive light. Creditors can be tricky and without you knowing it, a simple request for more information can turn into a new updated mark on your credit report that will begin another seven year mark on your credit! Beware of such tactics, become an informed consumer and learn that you can fix your credit yourself, effectively as long as you approach the process well prepared.</p>
<p>&#13;</p>
<p>1. Avoid sending out ALL of your dispute letters to your creditors at once.</p>
<p>&#13;</p>
<p>This is often done by many &#8220;credit repair companies&#8221; that are popping up on the internet. They may claim to be helping you, they may even claim to be law firms, but always do you research so you know what type of company you are dealing with. Sending out multiple complaints at once will &#8220;Red Flag&#8221; your account. What this means is that credit companies will see that you have multiple complaints all at once and therefore just assume you are frivolously attempting to change your credit report with no true grounds to do so. This may be done accidentally, by not being aware that this would happen, but once your report has been red flagged, you have caused an up hill battle to fix errors on your report, it will take twice the work to convince them that your claims are real and you may become so frustrated over their stall tactics, you may give up before you really get started.</p>

<p>2. Never submit a statement to a creditor to prove your side of the case.</p>

<p>This may seem like an easy solution, ‘Here&#8217;s my statement, now fix it on my credit report&#8221; but this tactic by the creditors can backfire on you. Upon you submitting you statement you are also confirming the account, if the item doesn&#8217;t get removed, you may then have to begin your 7 year negative mark on your credit report all over again. Credit agency&#8217;s have many of these tactics that sound good to a uniformed consumer, but in the end they are only working towards their advantage, don&#8217;t fall into their taps!</p>

<p>3. Dispute the accuracy not the validity.</p>

<p>When talking with the creditor to get an item removed don&#8217;t simply say &#8220;It&#8217;s not mine&#8221;. This give s the creditor an easy out to keep your item on your report. You want to approach it more in a way that you are disputing an inaccurate component. By saying it is simply &#8220;it&#8217;s not mine&#8221;, a creditor can easily confirm an account as truly being your credit. If you approach it as an inaccuracy, there will be more information they need to verify and the likelihood of being able to verify the smaller details will be much harder for them to do. This can in turn help you to get the item removed or at least be re-reported in a more positive manner.</p>

<p>4. Don&#8217;t attempt to create a separate credit identity to get around your flawed credit report.</p>

<p>There are many credit repair companies out there that will suggest you try to backdoor the system by getting a separate tax id number to begin a new credit report. This method is not only unethical, it is illegal! The idea is out there to get a corporate tax id number so that you can in turn use that tax id number to gain personal credit. This is not the best course of action because it is fraudulent to use a corporate tax id number to gain personal credit. Plus corporate tax id numbers are different from personal social security numbers and are easily picked up by the creditor. To get around this some firms will tell you to continuously apply for tax id numbers until you get one that resembles a legitimate social security number. This is fraudulent behavior and is illegal.</p>
